Thailand Retirement Visa: Requirements, Actual Cost, and Application Process for Those Over 50

Two approaches after 50 years, under very different circumstances. The official fees are modest: anything an agency charges beyond that is simply the cost of a service that a straightforward case can do without.

Verified on from the Thai Ministry of Foreign Affairs and its Consular Affairs Department. This page is updated whenever the rules change.

Required InsuranceOther Visas

There are two official ways to settle in Thailand after age 50: the O-A visa, which is valid for one year and renewable, and the O-X visa, which is valid for five years and renewable once. Both require applicants to be at least 50 years old on the date of application, to demonstrate sufficient financial resources, and to have health insurance, which is a prerequisite for obtaining the visa. Neither visa allows the holder to work.

A note about the nature of this page. Search results for this topic are dominated by visa agencies, insurance companies, and law firms. None of them have any interest in telling you what you can do on your own for free. Here, all amounts are taken from official Thai government websites as of August 2026, and the links are at the bottom of the page. Requirements change several times a year: be sure to check before applying.

The Paradox of Insurance, and What It Changes

Take another look at the two insurance lines in the table. The one-year visa requires coverage of 3 million baht. The ten-year visa only requires 400,000 baht in hospitalization coverage. It’s counterintuitive, and yet both figures come from their respective official websites.

The explanation is historical: the requirements for the O-A visa were raised by an amendment, while those for the O-X visa were not. The practical consequence is clear:for insurance purposes, the one-year visa can cost more each year than the ten-year visa, even though it requires four times less savings.

This is exactly the kind of discrepancy that an intermediary has no reason to point out to you, and it’s worth checking with the embassy when you submit your application, because it’s the most variable part of the two systems.

How Much Each Track Actually Costs

The official fees are modest: 5,000 baht for a multiple-entry O-A visa and 10,000 baht for an O-X visa. These are the only two amounts the Thai government charges for the visa itself.

The real cost lies elsewhere, and it boils down to three things: compliant health insurance, paid annually; the required savings that are tied up and can no longer be invested elsewhere; and the annual renewal of the O-A.

And the fees charged by agencies are neither official nor mandatory. The application must be submitted to the embassy or through the official online portal, the link to which is provided in the sources. Always compare the advertised price with the official fees listed above: the difference is the cost of the service, and only you can decide if it’s worth it.

What You Can Do Yourself

Gather the required documents. The lists of required documents are published by the embassy and the ministry, and they do not include anything unusual: passport, proof of financial means, medical certificate, criminal record, and proof of insurance.

Submit the application. Through the official online portal or at the embassy, depending on the type of visa.

Renew on-site. To extend your stay, you must apply at a Thai immigration office and provide proof of 800,000 baht for the O-A visa.

When a Middleman Is Truly Necessary

If your financial situation is unusual—such as having income from multiple sources or having difficulty providing supporting documents in the required format.

If you are unable to come in person and the procedure requires your presence.

If an initial application was denied: understanding the reason is worth the cost of consulting an attorney.

In all other cases, a simple application can be processed without an agency, resulting in savings of hundreds of euros.

Obligations Once You're Settled In

The requirement to check in with immigration every 90 days —a reporting formality, but one that results in a fine if overlooked.

The ban on working is strict: the official O-A visa page states that employment of any kind is strictly prohibited. If you plan to work—even remotely—you should look into the upcoming DTV visa, not a retirement visa.

Insurance: The First Thing to Address

Since it determines whether you can obtain the visa, it must be arranged before anything else. The exclusions you need to be aware of—including some that may come as a surprise—are listed on theThailand Travel Insurance page. The other types of visas are listed on the main page, Thailand Visa.

A note about the LTR visa, which is often mentioned in connection with long-term stays: it does exist, and it is intended for more than just retirees;its requirements are not listed here because we were unable to verify them with the official source. Please contact the embassy—the link to which is provided in the sources—rather than relying on information found on a forum.

In summary

Two options for those over 50. The O-A visa is valid for one year, requires 800,000 baht in savings or 65,000 baht in monthly income, costs 5,000 baht, and requires 3 million baht in insurance coverage. The O-X visa is valid for up to ten years, is reserved for fourteen nationalities—including France—requires 3 million baht in a blocked account but much lower insurance coverage, and costs 10,000 baht. Neither visa allows you to work, and both require you to check in every 90 days. The official fees are modest: anything an agency charges beyond that is simply the cost of a service you can do without if your application is straightforward. Check the amounts directly with the authorities before applying, as they change several times a year.

What is the age requirement for a retirement visa in Thailand?

Applicants must be at least 50 years old as of the date the application is filed, for both the O-A visa and the O-X visa. This is a strict requirement, as verified on official Thai government websites in August 2026.

What income must you prove to qualify for a retirement visa in Thailand?

For the O-A visa: 800,000 baht in a bank deposit, or 65,000 baht in monthly income, or a combination of the two totaling 800,000 baht. For the O-X visa: 3 million baht held in Thailand, or a 1.8 million baht deposit accompanied by an annual income of at least 1.2 million baht.

Is health insurance required for a Thai retirement visa?

Yes, and it's a requirement for obtaining the visa, not a recommendation. For the O-A visa, the official amendment requires coverage of $100,000 or 3 million baht. For the O-X visa, the consular page specifies a minimum of 40,000 baht for outpatient care and 400,000 baht for inpatient care.

Can you work in Thailand on a retirement visa?

No. The official O-A visa page states that employment of any kind is strictly prohibited. The O-X visa allows only volunteer work, as specified in a list established by the Thai Ministry of Labor.

How much does a retirement visa for Thailand cost?

The official fees are 5,000 baht for a multiple-entry O-A visa and 10,000 baht for an O-X visa. Any amount an agency charges in addition to these fees is for its intermediary services, which you are under no obligation to purchase.

Do you need to go through an agency to apply for a Thai retirement visa?

It is never mandatory. You can submit your application at the embassy or through the official online portal. An agency may have a genuine interest in an unusual case or if you are unable to travel, but none if your situation is straightforward.

What is the difference between an O-A visa and an O-X visa?

The duration and financial requirements. The O-A visa is valid for one year, renewable, and requires 800,000 baht. The O-X visa is valid for five years, renewable once (for a total of ten years), but requires 3 million baht to be held in Thailand, of which 1.5 million must be maintained thereafter.
